Abstract

A construction project is a series of activities that are carried out only once and generally have a short period of time. Every project is always limited by constraints that affect each other and are commonly referred to as the project constraint triangle, namely the scope of work (scope), time and cost. In the construction project of RSI Unisma phase 3 Malang did not go according to plan, because it experienced delays in the implementation stage, especially in structural work. The method used to overcome delays in the construction project of RSI Unisma Phase 3 Malang is the Time Cost Trade Off (TCTO) with the alternative of adding 1 hour of overtime work, and 2 hours on the remaining structural work that is on a critical path, as well as comparing normal time and costs. with time and cost after acceleration. Based on the results of the calculation analysis, from the remaining normal time of 74 days and the remaining implementation costs of Rp. 3,909,407,471.21, the results of the acceleration time with the addition of 1 hour of overtime are 65 days (12.16% reduced), while the acceleration cost is Rp. 3,937 .350,283.71 (0.71% increase), and the result of the acceleration time with the addition of 2 hours of overtime is 62 days (16.22% decreased), while the acceleration fee is Rp. 3,950,526,091.00 (1,05% increase) . So from the results of the most optimal acceleration is the addition of 2 hours of overtime because it has a faster completion time than normal time and with the most optimal cost.
